A wellness driven residential master plan that brings together 70 smart homes and a state of the art health and fitness center. The community is delivered with DfMA and modular construction in cold formed steel, fully coordinated in BIM for accuracy, quality control, and accelerated schedules. Homes are net zero ready with high performance envelopes, low U value glazing, continuous insulation, energy recovery ventilation, efficient HVAC, and heat pump water heating. The project includes distributed photovoltaics, readiness for battery storage, EV charging, and a community energy management system. Biocentric landscape design provides shade, green corridors, stormwater capture, and efficient irrigation. Native home automation enables app based control of lighting, climate, and security, plus indoor air quality sensors. The Wellness Center features a gym, studios for classes, therapy rooms, and consultation suites, with acoustic design and circadian lighting to maximize comfort, health, and productivity.
